MASTERPLAN

The project is located in the northern part of Dumbravița, within the built-up area, with access from the north via Gardony Geza Street and from the south via Mureș Street.

Dumbravița has undergone a comprehensive urbanization process since 2004, when land began to be converted from agricultural to urban use through various urban planning documents. As residential areas developed in line with current trends and requirements, the initial proposal for individual housing evolved towards collective housing, resulting in large plots of land along the major traffic arteries, ment for collective housing.

The studied area consists of 14 plots with a total area of 137,593 m2. According to the approved development plan of Dumbravița, the plots are located in a low-rise residential area, where condominiums (semi-collective or collective) and associated facilities are planned: green spaces and areas reserved for recreation, sports, public facilities and services. That being said, the project proposes the development of a mixed-use complex that also includes educational facilities, services and community housing. The project aims to achieve an urban development that meets current market needs, current legislation and the city's urban planning trends.
